Energy efficiency and ecofriendliness are close to our heart, and they will be further emphasized in the future. Our goal is to construct buildings that are completely self-sufficient in terms of energy in future. This means that all the energy a building needs is produced inside the building, on site. With proper design this can already be done today, by means of different hybrid solutions, which makes maintaining and using the property more affordable – and this saves money!
Smart buildings refer to two things. Firstly, building management services are self-controlling; for instance, the ventilation system senses it when there are more people in a dwelling, automatically adjusting to a higher setting. Secondly, intelligence means developing real estate management such that digitalization is used for various control duties and robots are utilized for performance-level tasks, such as mowing lawns. Furthermore, the various systems naturally need to talk to one another.
The construction industry has been unable to make similar productivity leaps as the automotive industry. The situation is changing, however, as greater increasing shares of the construction phase are being transferred to factory conditions. This both increases efficiency and produces a better and more uniform quality. The building process is faster, which naturally saves in construction costs. Good design can be used to take the whole building’s life cycle into account; if the service water and sewer shafts are moved from the flats to the staircase, they can be maintained more quickly and affordably in the future.

It is very important for ICON that projects selected as development projects are managed efficiently. In project management, we utilize a model familiar to us all from industry where all the parties of a project are assembled around the same table, to agree upon matters related to the project, from design and planning to practical implementation. This helps commit the parties to the jointly specified objective, and thus the project is given the keys for successful completion.

Since the beginning of our operation, ICON’s goal has been to be the most productive real estate fund in Finland. In addition, we also aim to constantly construct ecofriendly and energy-efficient buildings that are architecturally beautiful, comfortable to live in and pleasant to use.
Our goal is to distribute an annual return of 10 percent, on average, to our investors through the various instruments. We are also considering an initial public offering for the Nasdaq First North exchange by the year 2022. At that point, the value of the projects will exceed one billion (1,000 million) euros.
Due to the background of the people behind ICON at growth companies, our fundamental value is entrepreneurship. We are accountable for business results, and the quality in all of our operations is “as if we were doing it for ourselves”. Our remuneration model is also built in an investor-oriented way, so our fees will not increase until the investors succeed.
Success requires a great deal of different kinds of competence, and this is also demanded from different sectors in the fund’s development projects. It is possible to reduce life-cycle considerably through good design, and this is one of the key factors in our development operations.
